San Francisco State University, located right in the heart of city, needed a facility that would deliver the community with certified childcare at a competitive price. As part of the project development strategy, the facility had to be financially self-sufficient as it would not receive university funding but yet provide cost conscious pricing for the university staff and students.

The tight budget and even tighter 5 month design to completion date made a value engineered modular solution the only practical choice for the University and the architect, Asian Neighborhood Design.

Results
The staggered layout of the 22 modules for an overall size of 130' x 72' incorporated 2 each of pre-school, toddler and infant classrooms; staff offices and administration support areas; 5 kitchenettes; and 4 child restroom and wash areas.

Sustainable and energy efficiency design principles were utilized throughout the center with linoleum floors, dual flush fixtures, tubular skylights, T-5 lighting and 12 SEER gas/electric HVAC system. The lap siding exterior gives a warm family atmosphere that integrates well with the play areas and exterior changing/wash stations.
